    Last time you posted this article, I forwarded it to my clients and suggested waiting until Friday to list and enter their home for sale into the MLS. Sure enough, I received an email that day, from an other agent, for an appointment to show this home on Saturday (next day). Her clients loved it and made a close to full price cash offer, which was accepted. We are closing in 10 days. Thank you, thank you, for that information!

    I agree that Friday is a good day to list but if it goes in the computer too late in the day, then there is a good chance many agents have already put together their tours and yours will be missed by the Friday/Saturday lookers.

    I usually try to get my homes in the MLS by Thursday Noon to get them on as many REALTOR tour lists as possible for the upcoming weekend.

  6. The study is interesting and may work best if you are in an area where the weekend open house circuit is the norm or main focus. However when dealing in a resort/retirement area here on Vancouver Island you have to look at other factors that can include specific seasons, events, publication deadlines involving uploading to various webistes and of course the vendors needs. The first impact is key but maximizing the distribution base of the listing information is critical. Good information.

  7. I follow the logic and stats, however, in our county, I find it most useful to list on Monday or Tuesday for the following reasons:
    Once it hits MLS, all the agents and buyers see it online, and then our Broker tours are on Wednesdays and Thursdays. Since over 90% of listings sell on MLS through a cooperating buyer’s agent, the agents have time to digest it with their buyers and are not rushed on the weekend. If it’s not sold by Sunday, then all these buyers and sellers have the chance to come back and digest the property.
    It’s just another approach.
    Thanks for sharing! Sometimes it’s not possible to list early in the week, but that is my preference.

  8. In order to include as many prospective house hunters as possible, it is a good idea to list in advance of the weekend. Our MLS in Chicagoland, famed to be the biggest in the country has it so that a newly entered listing stays new for five days before it changes status to an active one. Listing on Wednesday would inform all interested that a new listing has become available. Many buyers who are otherwise engaged during the week can make arrangements to be available for a weekend showing.
